With that in mind, there are three primary phases to the construction process:
1. Pre-Construction
During the pre-construction phase, we explain your options and help to come up with a floor plan based on how the unit will be used. Once we evaluate the space, we’ll begin the task of compiling construction documents.
We focus on working within budget constraints, so your project can be both beautiful and affordable.
Once you have the approved structure, we bid it out within our contractor network. Different cities have different zoning laws and codes, but we happen to be experts in San Diego. We are experienced with local regulations and ensure that the permits are granted as efficiently as possible.
2. Construction
The construction process is the point at which we’ll begin work on site. We will use subcontractors that we trust to get the job done. Accountability is a big part of our mission statement, so we supervise the project for quality control throughout.
The construction timeline will vary depending on the scope of the project. But we do our best to finish the ADU in the most efficient manner possible. It’s important to us that we do our best work – and that you get your home to yourself again as soon as possible.
We will remain focused. If we run into any unexpected obstacles, we’ll update you on the timeline. We can also keep you apprised of any incidental costs, including getting your approval for them before we get started.
3. Post-Construction
Post-construction is the last phase of the project – and the most satisfying! Now that the ADU is complete, we can move on to the next steps.
A lot of these steps are purely practical. Our crew will clean up the job site, ensuring that there aren’t any messes or potential hazards left around or inside the ADU.
This is also the point at which final inspections will be done to ensure the ADU is ready to live in. If there are any issues, we’ll correct them right away. The inspections are a way of making sure that everything is perfect before we go.
Once we have the green light, we’ll coordinate a move-in date with you. “Moving in” will mean something different for everyone. It all depends on what you’ll use the ADU for.
For most people, move-in day is when they begin bringing in furniture and accessories. For some, it might be the first day you intend to sleep in the ADU. If you have family members moving onto your property, they might coordinate an actual moving van.
Finally, we’ll do a walkthrough of the unit with you. This is your chance to point out any concerns or ask any questions you have. We want to make sure you’re as happy with your new unit as we were to build it.
